What will happen if we postpone foundation repairs?

The sad reality is that postponing foundation repair can have several adverse effects as dropping, structural separation and structural failure advances.

As the foundation drops, walls sag, and their drop is translated upwards to the roof, causing roof stress and leading to roof leaks. At the same time, the sagging foundation causes downward deformation of sewer lines. This is true both for concrete slab foundations and pier and beam foundations.

Sewer lines may crack as a foundation fails. Even a small leak will cause the clay soil under the house to either swell, creating a hump in the floor, or the clay soil erodes, and the slab literally drops.

With a pier and beam foundation, a plumbing failure can cause interior piers to sink, removing support from the wooden floor.

Inside the house, in addition to cracks in sheetrock, there may be cracks in the joint between the wall and ceiling, cracks in the ceiling or stress or cracks in adjoining wall joints.

Outside, brick begin cracking, as they are less flexible than the slab. The only way to completely hide a broken brick wall is to replace it. . Cosmetic repairs to brick walls may leave some signs of touch-up. Foundation failure may cause a wall to separate from the ceiling, the roof, or both. Another problem of foundation failure with a sagging floor and wall is that the roof may be pulled downward causing roof separation at the roof peaks. This in turn rips the roofing apart, leading to roof leaks.

A good roofing company will always insist upon foundation repair before putting on a new roof. A reputable roofer knows that a continuing foundation problem will damage a new roof, and also that a newly raised foundation can lead to a new roofing buckling.

Add to all of this the reality that in the worst case scenario, when the foundation is lifted and stabilized, the wood in walls and roofs may be so seasoned and hard as to prevent the wall to floor, wall to ceiling and roof peak gaps to fully close up.

It is for all of these structural and economic factors, that foundation stabilization and repair should never be delayed. Often times, the cost of foundation repair and house leveling is less than the cost for replacing brick, re-bedding walls and ceiling joints, replacing roofs and repairing plumbing.
